The goal of the Las Palmas renovation projects has been to correct the shortcomings of the existing house through redesign and addition. For all of these projects, the clients wanted timeless spaces that aesthetically fit in with the historic nature of the home, while incorporating modern amenities.

Sunroom

Like many homes built in the 1920s, the original design of this home was oriented away from the backyard which was viewed more as a service area. Our client wanted a new room in their home where the outdoors could be appreciated, with all of the comforts of being inside. Their initial request was for a greenhouse, but ultimately we convinced our client that a sunroom with a solid roof was more appropriate given Southern California’s warm Mediterranean climate. To ensure this room is comfortable in every season, all of the windows are operable, providing great natural ventilation. The high performance glazing dramatically reduces solar heat gain and helps keep the room cool in the summer.

 

Study

The study project is a redesign of an existing room with the goal of organizing and maximizing storage while also providing for an elaborate A/V system. The components of this project were designed to coordinate and compliment the recent sunroom addition.

Kitchen

The original north facing kitchen was dark and unwelcoming.  A larger window, combined with a bright palatte of materials, proper lighting, integrated appliances and coordinated millwork make this space seem brighter and bigger, all within the footprint of the original kitchen.

 
 

Master Bath

The original design of this room was utilitarian and the layout was awkward. A restrained palatte of Thassos and Carrara marble and unglazed off white ceramic tile are the primary materials in this luxurious space. The marbles appear together in a basketweave tile pattern on the floor with a larger Thassos tile border. Carrara marble slabs are featured on the countertop, tub surround and shower enclosure.

Guest Bath

The Calacatta Marble tub surround and vanity are 2 of the major features of this bathroom. The striated limestone floor picks up on the warm tones of the Calacatta marble. An expansive mirror and glass shower enclosure, along with a bright palette of materials maximize the light in this room.
