Goals

The real estate goal was to reposition this underperforming and outdated manufacturing building. The design goals sought to update the building identity, make site modifications to resolve periodic flooding in the parking lots, and increase the overall energy efficiency of the building.

To update the building identity and functionality, a new design was created for the main entrance that expanded the angled geometry of the existing main entrance with folding steel plates, re-orientating it toward arriving visitors and incorporating a raised planting bed and new tenant identification. The new design also was to incorporate a contemporary color scheme. An array of solar panels was proposed on the massive roof to generate clean affordable electricity for the tenant. A new steel framework was proposed for the upper corner of the building to increase visibility for tenant signage.

 

To improve storm drainage capabilities, a large section of pervious pavement was added in the area before the stormwater drained to the street, decreasing the amount of runoff from the site by approx. 20-35%, while also decreasing the most polluted “first flush” of stormwater from going to the ocean while at the same time recharging the water table.
